SHELTON, CT – February 6, 2012 – (RealEstateRama) — Unusually mild winter weather has encouraged prospective homebuyers to venture out early in the season, and many of them are showing up at the sales offices of Cranberry Hill Estates, one of Shelton’s most popular and successful new family neighborhoods.

The community of classically-styled, Colonial farmhouses has enjoyed unusually busy sales activity from the start of Phase 1 construction last year, thanks to a unique blend of traditional style, energy-conserving systems and luxury amenities. The homes feature state-of-the-art kitchens, walk-in master closets, gas fireplaces and oak floors, along with generous use of high-end materials like marble, stainless steel and custom paneling.

While the 11 homes in Phase 1 are completely sold out, two of the 12 Phase 2 homes remain available and phase 3 construction has begun on an additional 10 homes, with two under deposit already, said Shaun Nettleton, who is building Cranberry Hill with his father, Tom. The Phase 3 homes should be ready for occupancy in as little as 90 days, he said.

“The warm weather has allowed us to get ahead of our production schedule and we’re pleased that sales have supported that,” said Nettleton. “We’re also encouraged to see the real estate market as a whole is slowly improving.”

Each home features energy-efficient gas heating, two-zone central air conditioning, and maintenance-free exteriors. Prices for the 2,000 to 2,900-square-foot homes in four different floor plans range from $454,900 to $504,900.

As an added incentive, the builders are offering an additional $7,250 worth of extras at 33 Bartlett Lane, one of the Phase 2 homes still available for sale and ready for immediate occupancy. This includes cherry Shaker kitchen cabinetry, a fieldstone surround fireplace, a melamine closet system in the master bedroom and a hand-painted white vanity in the master bath. The home is an Avon model and is available at $449,900.
