A Neighborly Community Attracts New Homebuyers at Stratford’s Maple Oak Reserve
STRATFORD, CT – September 8, 2011 – (RealEstateRama) — Amidst a sputtering housing market, Stratford’s active adult community of detached, condominium-style homes is enjoying steady sales, and residents there credit Maple Oak Reserve’s built-in sense of community as a key reason for its sales success.

Resident Mary Serpe echoes that sentiment. There are ample opportunities for socializing, she said, including a garage sale that’s in the works. She and her husband moved to Maple Oak Reserve last year after raising their family in Stratford.
“We have been very fortunate because everyone here is so friendly and cooperative. If you walk around the circle it’s just under a half-mile walk, but you can never get all the way around because everyone wants to come out and talk.”
The floor plan, Serpe said, is “phenomenal,” with large closets, the first floor master bedroom suite and a generously sized kitchen.
“When my grandson comes to visit, we put up plastic bowling pins in the basement. That’s how large the basement is,” she said. “My husband does woodworking, so he enjoys having his workshop there. The grand-kids have their own bedroom plus a loft with their own TV.”
The clubhouse, which includes a state-of-the-art fitness center, kitchen and meeting room that accommodates up to 40 people, recently hosted a wedding.
“It’s just a very pleasant place,” said Musto. “It’s nice to live in a community where there are others with similar life experiences. There are a lot of dog owners here, and we like to walk around with our dog. We’re also very close to Roosevelt Forest. There are lots of recreational opportunities relatively close by.”
Maple Oak Reserve also features a putting green, underground utilities, irrigation system, alarm system, maintenance-free exteriors and 2 x 6 construction, which Docherty said helps lower utility costs by allowing space for more insulation. Each unit has either a 12’ x 12’ foot deck or patio.
Standard features include many amenities that would be considered add-ons elsewhere: oak hardwood flooring, gas fireplaces, granite counters in the kitchen, whirlpool tubs and frameless showers and crown moldings in the living room, dining room and master bedrooms. For a limited time, the builder will finish off the bonus room over the garage, adding up to an additional 400 square feet of living space.
